Why Assess First

Why Assess Before You Invest?

Many property owners, investors and developers spend money on architects, surveys and design work before fully understanding a site's planning position. Our service is designed to provide clarity first.

Before you commit further time, money or resource, a planning feasibility assessment will tell you:

  • What development opportunities may exist
  • Whether planning permission is likely achievable
  • Key planning risks and constraints
  • What an architect should consider
  • Which supporting reports and surveys may be required
  • The likely planning strategy and route forward

The question to ask isn't

"Can I get planning permission?"

It's

"Is this a worthwhile opportunity — and what is the best way to unlock its potential?"

About Us

Founded by planners and investors

KAJ Property & Planning was founded by Kane James and Abbie McGovern, bringing together professional planning expertise, property industry experience and first-hand knowledge as active property investors. Through our own property projects and conversations with homeowners, investors and developers, we identified a gap in the market for clear, affordable, commercially-minded planning advice — provided before any costly commitments are made.

Abbie McGovern BSc (Hons) MA MRTPI

Chartered Town Planner, Co-Founder

Abbie is a Chartered Town Planner and Team Leader within a Local Authority Development Management service, with extensive experience across residential, commercial and mixed-use development. She holds a BSc (Hons) in Property & Planning (RICS accredited) and an MA in Urban & Regional Planning, and is a Member of the Royal Town Planning Institute (MRTPI).

Her experience spans the full range of development management — from householder extensions to major residential schemes — giving her a thorough understanding of how planning applications are assessed, where risks arise, and how to build the most appropriate strategy for each site.

Abbie is also an active property investor, bringing a practical, commercially-minded perspective to every assessment.

Please note: Abbie's work through KAJ is entirely independent of her local authority role. She does not act on sites within the London Borough of Southwark, and all advice is based solely on published policy and public records.

FAQ

Common questions

No, and be cautious of anyone who says they can. The decision rests with the local planning authority, and on appeal with the Planning Inspectorate. What we can do is give you an honest assessment of your prospects before you spend money, and build the strongest case the policy supports.
Because it's the cheapest way to find out whether your project is worth pursuing. If the answer is no, you've spent £450–£1,350 instead of several thousand. If the answer is yes, that fee comes straight off your planning statement.
No. We're planning consultants, not architects. Feasibility is desktop advice with no drawings, and architect's drawings and surveys aren't included in our fees. We'll tell you when you need them. We provide notes for the client's architect, so the planning requirements can be passed on clearly.
No. We're not currently VAT registered, so the price you see is the total you pay.
Yes. You'll deal directly with Abbie and Kane throughout. We work on every instruction together.
Within one to two working days. If you'd rather speak than write, leave your number and the times that suit you and we'll arrange a call.
